Tenant Placement Guarantee

What happens if my property isn’t leased within 30 days?
If we don’t secure a tenant within 30 days, we’ll waive the first month’s property management fee. -
What conditions must be met for the Tenant Placement Guarantee to apply?
- The 30-day period starts when the property is move-in ready and listed for rent.
- The rental price must be set based on market data and our recommendations.
- The property must meet safety and habitability standards.
- The guarantee does not apply if the owner declines qualified applicants or delays approvals/repairs.
Pet Guarantee

What does the Pet Guarantee cover?
If an approved pet causes damage beyond normal wear and tear, we’ll cover up to $2,000 in repair costs. -
Does the Pet Guarantee cover damage caused by an ESA (Emotional Support Animal)?
No, ESA animals are not considered pets under fair housing laws, so they are not subject to pet rent or the Pet Guarantee. Any damages caused by an ESA are the tenant’s responsibility. -
Who keeps the pet rent collected from tenants?
Next Brick retains the pet rent as part of our management service, helping offset the risks associated with allowing pets in rental properties. -
How does proration work if pet damage exceeds the tenant’s portion?
As required by Washington state law, if pet damage needs to be prorated, our guarantee only covers the tenant’s portion, and the owner is responsible for their share of the costs.

What does the Eviction Guarantee include?
If a tenant we placed needs to be evicted, we cover up to $2,000 in legal fees, including court filing fees and attorney costs. -
Are there any exclusions to the Eviction Guarantee?
- Only applies to tenants screened and placed by Next Brick.
- Valid for the first 12 months of the lease.
- Next Brick must handle the eviction process.
- Does not cover lost rent, property damage, or evictions due to owner-related lease violations or habitability issues.
- Tenants do not accept any expectance from the tenants.
